Deep Energy Retrofit - Case Study

A deep energy retrofit is basically a “whole-building” approach– a focused effort to achieve the maximum in energy efficiency. The deep energy retrofit goes beyond the conventional energy retrofit and is equally effective in both residential and commercial buildings. A well-executed deep energy retrofit, professionally managed, can deliver annual energy savings of 30% or more.

One component of a deep energy retrofit is super-insulating – it’s a radical energy upgrade that can accomplish household energy reductions of up to 90%. This is achieved by addressing all of the possible energy loads – like heating, cooling, lighting, appliances, air leakage, and insulation.
This type of deep energy retrofit is extensive, and highly dependent on design and construction.

Understandably, many of the elements in an energy retrofit project must be carefully and pro-actively planned. Nothing can be overlooked, and day-to-day energy usage must be assessed in order to ensure the most effective retrofit results. This can be accomplished with a blower-door test, infrared imaging, and duct-blast testing – all of which offer valuable data on energy usage.

Following an assessment of the building envelope, a deep energy retrofit will likely include a number of significant improvements:  changes to the HVAC equipment; better management of air moisture levels; upgrades to air circulation/ventilation systems; and retrofitting existing pockets of insulation. Clearly, this “whole-building” approach is both comprehensive and wide-ranging.

Deep Energy Retrofit – a Case Study in southern Ontario

Any home built thirty or more years ago needs improvements and upgrades. And while a new kitchen or bathroom might be the focus for most, upgrading a home’s mechanical systems does much more for occupant comfort, well-being, and energy efficiency.

In southern Ontario, a homeowner has decided to renovate, but not just for luxury and comfort. The renovation will also entail energy efficiency improvements, including window replacement, upgrades to insulation, and other improvements, based on budget.

These homeowners have made a number of improvements the home over the years, but have now decided to go with more comprehensive upgrades and retrofits. They hired an experienced home energy contractor with a specialty in building performance.

Prior to renovating, the home was assessed for performance, and recommendations were made on high priority upgrades that would deliver the best return-on-investment. A task list allowed the contractor and homeowners to decide together about the work.

In this home, various energy upgrades were suggested, each with a view to dramatically improve energy efficiency, and thus reduce annual utility costs. Although not all the work was viable at one time, the ensuing retrofits made a huge impact on cost savings.

  • high performance insulation in the foundation walls
  • effective air sealing and moisture control throughout
  • super-insulating existing walls, floors, and attic space
  • replacing doors/windows with energy-efficient units
  • upgrades to high-efficiency HVAC (heating/cooling)
  • appropriate ventilation for all combustion appliances
  • energy efficient water heater, lighting, and appliances
  • installing solar or wind powered mechanical systems
